Aldar develops exciting and innovative projects, such as the internationally recognized HQ building situated in the Al Raha Beach development, the Gate Towers in Shams Abu Dhabi on Al Reem Island, in addition to Yas Island’s F1 circuit.
Job Purpose:
-
Lead the development of master plans that conform to the Business Plans (BP) of Aldar Encourage innovation in master planning to maximize ROI.
Role & Responsibilities:
•Provide input to the Development team in feasibility assessments by developing site analysis, test fit and/or pre-concept master plan
•Responsible for developing the projects RFPs
•Responsible in the Master Planning Management and Project Management of the master plan projects in line with the RFP up to the completion of the Detailed Master Plan (DMP).
•Solicit input and communicate regularly during the planning process with the Development or Operations teams, and all Relevant Authorities to ensure that the BP/PIP/PEP intents are executed.
•Provide support review and advisory services on master planning matters to Project Management during construction stage
•Manage the selection and work of master planning consultants; and ensure quality, budget and time compliance of the consultant’s work in accordance with the service contract. Manage the contract including preparing RFPs, and processing payments and variations.
•Oversee and manage the master plan progress against the programme.
•Review design documentation for the purpose of validating master planning brief / reports.
•Ensure that the consultant comply with DMT AD 2030 vision, Estidama and other authority requirements in his master plan.
•Ensure key procurement contract variations arising from differences in project design raising major issues to related policies are addressed.
•Ensure provision of constant progress updates and monthly written reports on construction progress, major issues or conflicts and anticipated roadblocks whenever appropriate.
•Periodically update any change to the master plan design, timeline and cost to Development Management and other Operations teams such as by issuing Monthly Progress Reports (MPR). Assess impact on all delivery activities and minimize financial and operational impact.
•Provide input to the Development team to optimize real estate portfolio by creating innovative proposals for development that maximizes ROI
•Ensure planning philosophy promotes business and investment objectives by having full knowledge of company’s strategic goals
•Stay abreast with latest ideas in real estate planning and conceive methods to institute them in-house.
RELATED YEARS OF EXPERIENCE
Min of: 10+ years of experience in real estate master planning processes, architecture or design of residential, mixed use and vertical assets.
YOE IN MANAGERIAL POSITION
Min of: 2+ years in a managerial position.
FIELD OF EXPERIENCE
Real estate developer (GCC).
TECHNICAL AND INTERPERSONAL SKILLS
•Deep exposure to GCC region and adjacent markets preferred
•Excellent design & masterplanning capabilities
•Excellent leadership skills and ability to delegate and coordinate responsibilities
•Strong conflict resolution/management skills
•Strong team player with ability to balance conflicting priorities and take timely decisions
•Excellent analytical skills
•Excellent communication skills, both written and verbal, required to present master plans to senior leaders for approval.
•Experienced in working with and leading multi-disciplinary teams that include members from Business Planning, Master Planning, Design, Project Management, Procurement and Commercial functions.
QUALIFICATION
Bachelor degree in engineering, architecture or equivalent is required
Technical post-graduate degree is preferred
