Overview of the role:

Manage the Operations of the general civil maintenance works of the residential and commercial premises.

Estimate, Plan, Schedule and Execute the buildings maintenance works such as AMCs, apartment renovations, office renovations, variable works etc.

What you will do:

Key Accountability 1: Project Management.

Responsible for:

  • Control, Plan and Execute Casual jobs, PPM, CM/RM for all civil maintenance works in a timely and scheduled manner.
  • Prepare estimations and quotations for variable civil works.
  • Prepare the work schedules and permits in line with companies SOP.
  • Supervise the work executions at site for quality and safety purpose.
  • Resource planning to be done for all labour and materials.
  • Responsible for timely completion of works as per submitted works schedules.
  • Preparing and submit all work completion reports and obtain acknowledgement from client.
  • Submission of invoices to clients with supporting documents.

Key Accountability 2: AMC – Corrective/Reactive, Planned preventive maintenance.

Responsible for:

  • Conducting site inspections, conditional assessment of assets, assess HSE and operational risk and reporting.
  • Identify critical system, services, assets and ensure necessary contingency plan in place to avoid down time and disruption of services.
  • Prepare contract specific PPM procedures, PPM schedule, and resource planning.
  • Prepare method statements, risk assessment, PPM Task sheet
  • Tally and close all planned PPM work orders on monthly basis.
  • Efficiently execute corrective and reactive maintenance, achieve agreed service level agreements (SLA), KPI’s.
  • Handle escalations, emergencies and resolve all customer complaints, prepare technical reports.
  • Ensure all CRM work orders are tracked, updated and closed on daily basis.
  • Carryout daily site inspections to ensure quality of works and adherence to the set standards and provide expert advice to the team.
  • Calibration of all tools and tackles, safety devices
  • Schedule, coordinate and oversee the maintenance contracts of Sub Contractors

Key Accountability 3: Repair, Refurbishment works

Responsible for:

  • Generate revenue from repair, replacement, refurbishment / retrofit works and achieve set targets.
  • Make conditional assessment of assets, Identify the assets which are required to replaced based on the aging, performance, submit report to customer.
  • Prepare repair, replacement, refurbishment cost estimate, proposals and follow up with client for approvals.
  • Execution of casual jobs efficiently with in the budget and ensure profitability of the same.
  • Submission of customer invoices on time
  • Liaise with client on any payment issues and resolve the same

Key Accountability 4: Customer Service

Responsible for:

  • Contribute to the development of a customer focused service and a positive corporate image, including the maintenance of good working relationship with client, client representatives.
  • Achieve and enhance customer satisfaction by meeting and /or exceeding the customer requirements, SLA’s, KPI’s.
  • Meeting, reporting client at regular intervals to maintain good communication and rapport with client and clients team

Key Accountability 5: QHSE

Responsible for:

  • Contribute to safe systems of work and the development of quality management system by ensuring all work practices comply with relevant safety standard.
  • Ensure that measures to protect personal safety and well-being are always in place and that personal actions do not jeopardize the safety and well-being of others.
  • Implement all HSE policy, Safe Operating Procedures, and Safe Work Instructions (toolbox talk) – thus preventing potential incidents at all times.
  • Ensure the team possess appropriate tools and tackles, spare parts and consumables, calibration of tools and tackles.
  • Ensure timely close out of HSE Action taken Reports, NCR’s

Key Accountability 6: Employee Engagement

Responsible for:

  • Ensure Job description, induction training, arrangement of tools and tackles for the reporting employees.
  • Conduct performance development review, identify employee requirements like training, etc.
  • Achieve employee engagement by identifying the needs of employees and organization and implement the action plans.
  • Liaise with internal departments, shared services and maintain good working relations.
  • Team building: Ensure proper coordination among the team to achieve maximum customer satisfaction and productivity

  • Al Futtaim Engineering is a multi-disciplinary engineering company in the UAE, Qatar and lower Gulf Region. Facilities Management division is specialized in providing the facilities maintenance to its customers.
  • Job holder will play a key role to meet and enhance the customer requirement in line with the company’s policy and objective.

  • Ability to listen to customer, empathies’ and provide appropriate solutions to achieve s satisfactory results.

Required Skills to be successful:

Job-Specific Skills:

  • Ability to lead team of supervisors, tecnicians, strong management skills
  • Adequte skills in maintennace of civil and associated MEP Building works
  • Ability to prepare method statements, risk assesments, permit to work for various maintenance activities.
  • Ability to understand, execute corrective, reactive maintenance tasks based on priorities and achieve SLA, and KPI's .
  • Ability to review service reports, investigate complaints, conduct teardown inspections, analysis of complaints statistics and recommend corrective action to avoid recurrence.
  • Handle emergency breakdowns planned shutdowns by proper planning of resources and mobilizing.
  • Ability to plan resources as per works schedule and achieve all works certificates with 100% compliance.
  • Carryout conditional assessments, prepare cost estimates, technical justifications for retrofit, replacement works.
  • Ability to clearly communicate with client, team, managers, and other stake holders.
  • Ability to read and interpret all kinds of drawings.
  • Ability to work with computer aided facilities management system (CAFM) and mobility.
  • Ability to identify the training needs of team members, coach and guide team for better employee engagement.
  • Ability to understand and work with commercial requirements like plan cost, budgets limits, profit and loss.
  • Ability to prepare and maintain various documents like inspection reports, handover reports etc.
  • Willing to continuously upgrade on current industry standards, best practices.
  • Demonstrate high standard HSE Practices

What equips you for the role:

Minimum Qualifications and Knowledge:

  • Degree in Civil Engineering
  • Computer skills
  • Certificate of Dubai society of Engineers
  • Knowledge of Health and Safety requirements
  • UAE Driving License
  • Language skills: English and Arabic

Minimum Experience:

  • 7-10 years’ experience in Facilities management, civil general maintenance works.
  • 4 years of experience in GCC
