Role Purpose:
- The Leasing & BD Manager shall be responsible for developing and executing the Company’s leasing strategy of acquiring right business partners (tenants/clients) by identifying potential tenants as per the Merchandize / tenant mix strategy to maximize tenant occupancy, negotiate, sign and renew leases to increase profitability.
- The Leasing & BD Manager will also maintain and attract profitable commercialization projects for the tower & Center such as exhibitions, promotional events, sponsorships, retailing/marketing and/or advertising projects.
- The Leasing & BD Manager will develop and maintain relationships with clients and execute leasing deals across the Company operations and, program, plans, policies and procedure for the Company to ensure an excellent working relationship between clients/tenants and the Real Estate Management team and to provide an exceptional shopping and entertainment experience for all mall visitors
Responsibilities:
- Develop, review, and activate the department's policies and procedures and ensure the adherence by the department's staff
- Develop and implement a successful leasing plan for the mall and business tower through market research and leasing feasibility studies, developing a successful merchandize/ tenant mix to increase and maintain the occupancy and profitability of the Company.
- Develop and implement a strategy that will include leasing, commercialization and as well as re-tenanting, renewals, early renewals, and re-locations within the center & Tower.
- Build and maintain strong stakeholder relations with tenants, media/specialty leasing agencies, regional and local business heads and icons, etc.
- Analyze market trends, and competition, and conduct market research to prepare the overall budget forecast for occupancy income and expenditure for the Leasing & Business Development department ensuring that the forecast is in line with company objectives.
- Review and recommend corrective actions to the management based on leasing activity/ actual to budget reports against key performance indicators.
- Suggest to Head of Client Relations innovative and leading practices in center, customer and guest services and promotions.
- To come with supplemental tools/ initiatives to improve overall offerings and increase income./visit log, ensuring that calls are responded in a given timeframe.
- Responsible for bringing in new business to diversify The Company’s products and also take care of the current leasing business.
- Conduct feasibility studies and opportunity analysis through developing initial and detailed feasibility and sensitivity models for proposed developments/opportunities.
- Develop mechanisms to gather market intelligence about local competition and utilize the market research for ongoing and future projects in order to assess the opportunities and proactively plan to explore them.
- Develop financial and business models from market intelligence data and customer feedback so as to ensure deployment of an ideal business model that delivers growth and profitability to the company.
- Review, analyze, propose and advise management and tenants on product/service mix concepts, requirements and compliance with contractual obligations.
- Create and seek approval from management on corporate leasing pricing plans.
- Develop a database of corporate and key clients and ensure regular meetings with these key stakeholders
- Identify potential tenants as per the merchandize / tenant mix strategy to maximize tenant occupancy and overall offering
- Evaluate the potential tenant’s ability to fulfil the lease contract and ensure that the interests of the Company are protected; this will include reviewing their business history, financial statements and checking references.
- Manage the negotiation process with existing and potential tenants and ensure that rent is agreed on a satisfactory level to the Company.
- Communicate and coordinate with legal advisors to have leases drafted incorporating the terms as agreed upon and appropriate to the specific property; initiate preparation of space for tenant possession.
- Manage the process of signing the contracts; ensure that contracts are kept in a safe place, filed in a systematic order and can be easily accessible and retrieved Collaborate with Leasing and Client Relations support Team to ensure that all tenant documentations are up-to-date and in compliance with governmental and regulatory requirements.
- Suggest to Head of Client Relations strategies and plans for tenant satisfaction within the limits and conditions provided by the real estate management team and other related regulations and Company policies.
- Coordinate in liaison with the Head of Client Relations ,with the tenants in case of cancelation of the contract, understand the reasons for cancellation of contract and take corrective action if the reasons are the Company’s responsibility; seek legal advice as necessary.
- Maintain good relationship with the current tenants to sustain and prosper the business relationships.
- Ensure appropriate communication to Finance, Marketing and other related departments regarding new lease contracts and/or changes to existing lease contracts.
- Oversee and maintain the Company’s leasing database and track critical dates to ensure lease options are renegotiated and/or renewed on a timely basis.
- Conduct research based on the local market trends and its impact on the commercialization activities, projects and revenues.
- Coordinate commercialization programs, projects and activities in coordination with the Chief Operations Officer (COO), Head of Client Relations and the Marketing & PR Department.
- Offer& negotiate agreements with the tenants for commercialization programs to maintain high profitable advertising/ specialty leasing opportunities.
- Oversee & develop network relations with media and specialty leasing agencies, regional and local business heads and icons, etc.
- Manage effective and appropriate leasing and promotional space to maximize income while maintaining the overall offering of the center annual KPI’s for the team and ensure targets are communicated on time with the Finance department to reconcile revenue collected on a monthly basis.
- Collaborate with Head of Client Relations to identify how the client relations team can cooperate and provide information for efficient and effective services

المهارات
- At least 10 years of relevant experience within malls/ shopping centers and/or retail, property management or real estate services field, with 5 in a managerial role.
- In-depth knowledge of management practices, leadership, and people management skills
- Good knowledge of the property market in Kuwait as well as competitor offerings
- BD Manager should have a sense in the latest trends of retail, F&B, Entertainment and generally be able to spot the trends elsewhere to be able to use the same for our property.
- Financial background is essential and budgeting is a plus
- Excellent interpersonal, presentation and communication skills
- Effective leadership and management skills
- Problem-solving techniques with effective time management skills
- Decision making quality based upon analysis, wisdom, experience, and judgment
- Strong analytical and reporting skills
- Good organizational skills and the ability to manage several work streams in parallel.
- Able to demonstrate rational judgement, and identify key decision drivers.
- High level of personal and professional integrity, including discretion with confidential and personal data, and high ethical standards.
