Job Title: BD & Leasing Senior Executive
Key Responsibilities
Leasing Operations
Participate in the development of leasing strategy, plans, policies, procedures and practices to ensure having a sustainable business and achieve the business development & leasing objectives.
• Handle leasing & tenancy operations, leasing of new letting, renewal negotiation, expiration, and handle leasing matters for the company’s facilities.
• Identify potential tenants as per the merchandise / tenant mix strategy to maximize tenant occupancy and overall offering.
Lead negotiations with existing /potential tenants for leasable space and make recommendations on preferred locations for senior Management decision-making.
• Handle and resolve operational investors’ enquiries and complaints, and provide weekly report to the concerned teams and management.
• Conduct lease renewal and store closure negotiations and take necessary corrective actions in liaison with the legal office
• Review and ensure all financial and legal (in consultation with legal advisors and / or Finance Department) aspects of the leasing agreement are clearly documented and meet the legal requirements.
• Ensure compliance in leasing procedures followed by executing all leasing operations to fulfill business objectives
• Coordinate with internal and external stakeholders towards ensuring the timely and compliant execution of handover of unit fitting-out and refurbishment works.
• Analyze market trends, and conduct market research to assist the Manager to prepare the overall budget forecast for income and expenditure for the Leasing. Ensure that the forecast is in line with company objectives.
• Review and recommend corrective actions based on leasing activity/ actual to budget reports so as to monitor and review the performance of company against key performance indicators in order to highlight any variances to management for corrective action.
• Attend leasing update meetings and provide detailed status updates to the Manager.
• Add value to the property by bringing fresh and new market offerings and products to the property and providing visitor experiences that would make their visit enjoyable therefore increasing their dwelling time in each store
• Supervise the handover & takeover of leased area.
• Support and assist in the process of issuing the Access card and pre-paid cards for tenants
• Support and assist client relations team in collection of insurance policies according to the tenants yearly contract
• Support and assist client relations team in Developing, and maintaining a database of all past, current investor.
• Develop and maintain the data base of the potential clients.
• Manage/ update the call/visit log, ensuring that calls are responded in a given timeframe.
Business Development
Conduct feasibility studies and opportunity analysis through developing initial and detailed feasibility and sensitivity models for proposed developments/opportunities.
• Develop mechanisms to gather market intelligence about local competition and utilize the market research for ongoing and future projects in order to assess the opportunities and proactively plan to explore them.
• Develop financial and business models from market intelligence data and customer feedback so as to ensure deployment of an ideal business model that delivers growth and profitability to the company.
• Participate in the preparation of business development strategic plans, growth strategies, new market entry strategies, and strategic alliances in line with the vision, mission and strategic objectives of the organization.
Identify and develop potential business opportunities to meet tangible objectives and targets for growth, to maximize and sustain revenue and profitability.
• Build the brand by bringing fresh, new to market offerings and products to the property that will excite and engage the visitors.
• Maintain good relationship with the current tenants, key investors and retailer to sustain and prosper the business relationships and expand existing business.

2. Gender: Male/ Female
3. Around 7-10 years of experience in leasing.
4. +4 years in high-end commercial, retail or office leasing, gained from property developer or agency.
5. Established networking with retailers and property agencies.
6. Bilingual
