الوصف الوظيفي
- Establish long-term professional relationships with tenants & clients to promote the organization's services.
- Lead meetings and negotiations with potential clients and to pursue business opportunities and protect the organization's business interests.
- Number of Operations & HSE non-conformances.
- Departmental Staff Performance.
- Operations policy and procedures implementation.
- Operations Property Management & Leasing.
- Work with Operations Supervisor and Camp supervisor to oversee operations for residential properties (compounds, private villas, facilities including gym, sports/recreational areas, swimming pool, cinema, & offices) and camp sites.
- Develops annual operating budgets and monitors operational expenses on a regular basis and implements strategies to ensure expenditures remain within prescribed budgets.
- Manage service contract negotiations, and implements purchasing and expense control strategies to help them to stay competitive within the market.
- Work with Operations supervisor to customer service, oversee janitorial & house-keeping services and work with maintenance department to ensure efficient operations.
- Take responsibility for the overall direction, coordination, and evaluation of the properties/sites.
- Work with Maintenance for tenant improvement projects and building renovation projects to ensure completions are on time and in accordance with their construction guidelines and standards.
- Work with legal to ensure all agreements, leases and documents are in compliance with rules and regulations outlined by government entities.
- Plays a key leadership role in combining sound property management principles with a commitment to providing supportive services to property and operations staff.
- Working in close collaboration with the General Manager, for the financial performance of the properties.
- Review, analyze, interpret, and summarize annual operating budgets, monthly financial and progress reports for all projects related to Property Management.
- Prepare annual budget plan & forecasts by reviewing operational requirements.
- Assist Finance in costing by giving adequate inputs.
المهارات
- Bachelor’s degree in business administration, sciences, or similar.
- At least 10 years of experience.
- Computer Proficiency (ex. Microsoft Office, ORACLE, ERP, AUTOCAD…etc.)
- Work location is in Dammam.
